Plumbing maintenance tips for your home

A few minutes a season keeps small problems from turning into big repair bills. Here is what we check in our own homes.

Every month

Know your main shut-off

  • Find your main water shut-off valve now, before you need it. It is usually near the front of the house or where the water line comes in.
  • Turn it off and back on once or twice a year so it does not seize.
  • Show everyone in the house where it is.
Every month

Watch for hidden leaks

  • Look under kitchen and bathroom sinks for drips, stains or soft cabinet floors.
  • Check your water bill. A jump with no change in use often means a leak.
  • Turn off every faucet and watch the water meter for 15 minutes. If it moves, something is leaking.
Every month

Be kind to your drains

  • Keep grease, oil and coffee grounds out of the kitchen sink. Wipe greasy pans with a paper towel first.
  • Use strainers in sinks, tubs and showers to catch hair and food.
  • Only flush toilet paper. “Flushable” wipes still clog sewer lines.
Every 6 months

Check your toilets

  • Put a few drops of food coloring in the tank. If color shows in the bowl after 15 minutes without flushing, the flapper is leaking.
  • A toilet that runs or refills on its own can waste a lot of water.
  • Make sure the toilet does not rock. A loose toilet can leak at the seal.
Every year

Care for your water heater

  • Drain a few gallons from the tank to clear out sediment, or have us flush it. Hard water in the Inland Empire builds sediment fast.
  • Keep the temperature around 120°F to save energy and prevent scalding.
  • Look for rust, water around the base, or popping sounds. Those are signs it needs attention.
  • Have the pressure relief valve checked. It is an important safety part.
Every year

Fight hard water

  • Soak faucet aerators and shower heads in white vinegar to remove white buildup and improve flow.
  • Wipe fixtures dry to cut down on spots and scale.
  • Ask us about a water softener or filtration if scale keeps coming back.
Every year

Check your water pressure

  • High pressure strains pipes, water heaters and fixtures. Most homes do best under 80 psi.
  • Banging pipes or leaking fixtures can be a sign of high pressure.
  • A pressure regulator can protect your plumbing. We can test it for you.
Before winter

Protect outdoor plumbing

  • Disconnect garden hoses before cold nights.
  • Cover outdoor faucets and insulate exposed pipes, especially in mountain and desert areas.
  • Know the signs of a frozen pipe: little or no water from a faucet on a cold morning.
Every few years

Look after your sewer line

  • Slow drains in more than one place, gurgling, or sewage smells can mean a sewer line problem.
  • Tree roots are a common cause in older neighborhoods.
  • Buying an older home? A sewer camera inspection shows exactly what is underground.

Call a plumber when you see this

  • Water where it should not be
  • No hot water
  • Sewage smell or backup
  • Water bill jumped
  • Low pressure everywhere
  • Running or rocking toilet
